Oakville is a wonderful area to live in within the Greater Toronto Area. It has a lot to offer and there is an Oakville property for every budget and lifestyle. . In October 2009 the average house price for an Oakville property was $596,694 and in October 2010 the average house price was $550,636 this represents an eight percent drop in Oakville residential property home prices from a year ago. In past years Oakville properties have been climbing steadily. A big reason prices show a decline in overall Oakville property house prices is the power plant fight in South East Oakville which brought values down. If these properties would be removed from the calculation you would see that the rest of Oakville properties have either maintained the same values or had a slight increase. Now that the residents of South East Oakville have won that fight and the power plant is no longer an issue prices in this area too should begin to recover quickly as there is most likely some buyers that have been waiting for the outcome of the power plant issue and can now proceed to buy there Oakville property. This of course means that Oakville Property prices will most likely exceed the prices of the last few years. That is great news as South East Oakville is a great area and has a lot to offer and will most likely rebound very quickly.
Generally Oakville properties have similar statistics to the Greater Toronto Area or at times exceed them. In the Greater Toronto Area “the average selling price has continued to grow relative to 2009 because home ownership has remained affordable” (as stated by Jason Mercer, The Toronto Real Estate Boards Senior Manager of Market Analysis) Oakville properties will remain affordable as average household incomes can afford mortgage payments associated with purchasing the average Oakville property.
Over the next year the outlook for mortgage rates and income growth is good. The average selling price of Oakville homes could increase reasonably but should still remain affordable to the average household. Oakville property prices could rise quickly now that the power plant issue is put to rest.
